Roof Maintenance

50,000 miles without an oil change?

Most of us would never think of waiting that long to change the oil in our vehicle. Going months and years without caring for your roof is just as dangerous. Most people never think about their roof until it leaks or needs replacement. This approach is like changing the oil in your car after you start having engine problems. The damage has occurred and an expensive repair may be the only solution. There is a better way; a 3G Roofing Maintenance Program. A 3G Roofing Maintenance personnel will regularly inspect your roof, and expertly repair minor problems before they become major issues.n the late spring.

According to the National Roofing Contractors Association, your facility's roof should be inspected at least twice a year- once during the fall months and again in the late spring.

Roof systems are susceptible to severe weathering, expansion, contraction, harmful uv rays and human abuse, exposure to unusual pollutants, strong winds, hail and long continued rains, may result in additional roof system degradation. It is not uncommon for some leakage to develop within a very short period after the original roof application thus requiring continual inspection and maintenance.

As a result, building owners and property managers should implement a scheduled roof inspections and a maintenance program. 3G Industrial Roofing offers free annual roof inspections for all of our customers and our Roofing Maintenance Program helps property managers and business owners manage roof expenses and includes preventative maintenance to preserve and extend the life of your roofing system.  We have different levels of coverage  that are tailored to your budget.  By taking part in our maintenance program you can have the help you need to keep your roof in its best possible condition.

Several common misconceptions:

My roof isn't leaking.

While your roof might not be leaking, there are many forces acting upon it giving it a very dynamic nature. For example: the sun’s ultraviolet rays are breaking it down, the oppressive summer heat is causing the roof to expand followed by cool afternoon showers causing it to contract. These forces cause minor defects, which compound if ignored, causing major roof problems.

I’m covered - My roof is under warranty

A roofing warranty typically refers to a manufacturer’s warranty, that their product will last a specified time period under normal conditions (with periodic maintenance). A common misconception is that long-term warranties are all-inclusive insurance policies designed to cover any roofing problem, regardless of the cause or circumstance.  Actually, roof warranties may not cover common leaks and may be considered void if proper maintenance is not performed.

I'll fix it myself.

While at times this might be a good solution often it becomes more expensive and down right aggravating.  Frequent trips to the hardware store and many hours wasted in repeated attempts at stopping (or even finding) leaks, make this an undesirable addition to an already busy schedule.

An “in-house” repair may cost an owner in three ways:

  1. The repair did not work and actually compounded the problem.

  2. The maintenance person repaired it using the wrong materials and voided the manufacturer’s warranty.

  3. The “repair” has to be undone then fixed properly.

Isn’t a roof maintenance program expensive?

You have a lot invested in your roof system – it is protecting all the  major “assets” of and in your building. Major roof manufacturers agree that nothing is more critical to your roof’s long-term cost performance than establishing a program of regular inspections and proper maintenance. That’s why they require it in their warranties. Also, failure to perform and document regular roof maintenance can be the basis of your insurance carrier denying any payment even on a legitimate claim. We can protect your roof system for as little as 1% of its replacement value annually (depending your roof’s age and complexity).
